Terms and Conditions

AGREEMENT

Note

Directions and check-in/check-out instructions are e-mailed upon receipt of final payment. Rent is charged ACCORDING TO THE PLAN YOU CHOOSE AT BOOKING TIME. The balance is AUTOMATICALLY charged to the same credit card you supplied when making the reservation.

Security Deposit

No charge will be billed to your credit card for the security deposit UNLESS there are damages, missing inventory, and/or excessive cleaning.

Cancellation Policy

Cancellation must be in writing or e-mail from the e-mail address you registered. A thirty-day notice is required for all cancellations. Cancellations made more than 30 days prior to the arrival date will incur a $100 cancellation fee. Cancellations made within 30 days of the arrival date forfeit the entire reservation deposit. If you have already paid for your stay, and we are able to rebook your dates, we will refund your payment less the $100 cancellation fee. No refund for No Shows, bad weather, late arrival, or early departure.

Occupancy

The Tenant(s) agrees to maintain peace and quiet while occupying the rental and agrees not exceed the specified maximum number of occupants. Any occupancy over the specified amount without prior approval will result in immediate eviction and FORFEITURE OF ALL RENT and/or Security deposit. In addition, Tenant(s) AGREES to be responsible for any and all fines and/or fees imposed by the City or County for violation of maximum number of occupants. No house parties are permitted. You may not sublet or sublease this property. This agreement is non-transferable.

Minimum Age Requirement

The person responsible for this Rental Agreement must be 21 years of age or older.

Pets

Pets are not permitted.

Check-in-time

Check-in time 3:00 PM EST. Pre-payment of all rent is required.  IF YOU DESIRE AN EARLIER CHECK-IN TIME, PLEASE CALL 865-363-1031 FOR PRIOR APPROVAL.

Check-out-time

Check-out time is 11:00 AM EST. Failure to meet the scheduled check-out time will result in a late check-out charge. 

Damage

Any and all damage determined to have been caused by a TENANT (S) OR DURING A TENANT (S)’ occupancy will result in the estimated cost of repairs and/or damages to be charged. To avoid any claims, we ask that you treat the rental property as you would treat your own home. Inventory is done at the end of each rental period. Missing items will also be charged to the credit card on file. By signing this Agreement, you acknowledge that additional monies may be charged to your credit card to cover damages, missing inventory, and/or other expenses.

Smoking

If you smoke, PLEASE do so outdoors. NO SMOKING is permitted.

Repairs

There will be no refunds for any mechanical, appliance or air conditioning failure, cable or satellite TV problems, wireless internet problems, hot tub problems, etc. In the event of any problem during your stay, notify the Property Owners immediately.

Early Departure

There will be no refunds on any early departures. NO EXCEPTIONS.

Hold Harmless

Tenant(s) do hereby indemnify an hold harmless, Property Owner(s) and/or Property Manager(s), from any and all claims, damages, suits, causes of action, or loss, associated with or occasioned as a result of Tenant(s)’ occupancy of the aforementioned Property, including but not limited to, all attorneys’ fees and court costs associated with any such claim.  This Hold Harmless and Indemnification is being executed as a Condition Precedent to Tenant(s)’ occupancy of said Property, and in consideration of Property Owners’ consent to said occupancy by Tenant(s).

Fireplaces

There is a gas fireplace in the living room with a timer.   Do NOT Burn anything in the gas FIREPLACES; you will be responsible for any DAMAGE.

Weather

During winter months, There will be no refunds or discounts if you are unable to make it to your chalet or cottage. 

Acceptance

By accepting this Agreement the Tenant(s) declares they have read, understand, and agree to abide by the agreement and the Terms and Conditions as outlined. By checking the acceptance box which is required to make the reservation, you acknowledge, that even though this is an electronic acceptance, it is a legal and binding agreement.
